8% Fee (incl. VAT) of Annual Rent

  • Find a tenants, carry out viewings, and conduct extensive tenant due diligence.

  • Market the property and advertise on the relevant portals

  • Draft tenancy agreements

  • Deposit collection and registration

  • Collect the first months rent (optional)

  • Example: If the tenancy is 12 months at THB 10,000 per month, the fee calculated shall be 8% of the annual rent, so the one-time fee will be THB 9,600 (THB10,000 x 0.08 x 12).

Full Management

10% Fee (incl. VAT) of Annual Rent

  • Find a tenants, carry out viewings, and conduct extensive tenant due diligence

  • Market the property and advertise on the relevant portals

  • Ensure the landlord complies with their statutory obligations

  • Draft tenancy agreements

  • Deposit collection and protection

  • Collect and remit the monthly rent received (minus Hester Real Estate's fee)

  • Pursue non-payment of rent and provide guidance on rent arrears actions

  • Undertake at least one property visit per year with photographic updates and notify the landlord of the outcomes

  • Arrange repairs and instruct pre-approved contractors

  • Property management fee is 10% of the gross monthly rent (E.g. THB 10,000 monthly rent = THB 1,000 monthly property management fee)
